And REI QuiContract documents will never be in a form suitable for exchange. You should therefore forward REI QuiContract contract document emails to your client’s lawyer or conveyancer progressively as you receive them.
If you have included lawyer or conveyancer name and email details on the “Add further contact details” page when ordering contract documents, the documents will be emailed to the nominated solicitor or conveyancer at the same time as they are sent to you. The email to the solicitor or conveyancer will note that they are proposed to be retained and ask them to contact you for further details.
If you have not included lawyer or conveyancer name and email details on the “Add further contact details” page when ordering contract documents, and this is the first time you have sent REI QuiContract documents to the lawyer or conveyancer, also send them our Notes for Lawyers and Conveyancers when you forward the documents to them.
No form of contract for sale should ever be exchanged without review by a lawyer or conveyancer.
Your REI QuiContract title search provides the correct name/s of the currently registered owner/s of the property searched.
If the registered owner’s name/s differ from those provided by the client for inclusion in your sale agency agreement, the problem could be any of the following:
If any of the listed mistakes has occurred, your sales agency agreement may be invalid, so this should be checked carefully.
An REI QuiContract title search will assist in avoiding such mistakes, but the identity of the client should also be cross-checked against a driver’s licence or similarly reliable form of identification.

If you have made numerous orders, and so can’t immediately see the order you’re interested in, just enter the sale property street name in the search field at the top right hand corner of the Order History page.
Another way to find the order is to search your email inbox for REI QuiContract messages in relation to the sale property. Open any of those messages and you’ll find a link to the current status of your order.

Once your order has been completed, you will receive an email confirming that “Your REI QuiContract order has been completed”.
As your order progresses, you will be sent a series of emails updating you on the status of your order. Each of these emails includes a link to the sale contract documents then available (in a single pdf).

You will receive your contract documents in 2 batches. The first batch (standard form contract plus title search plus dealings registered on title) will usually be available almost immediately. The second batch (including council and water authority documents) can come within one business day but, depending on how slow the authority is, may take several days and (in the worst cases) up to 2 weeks.
We monitor all orders and will follow up with an authority if its documents are not received within a few business days.
If you do not receive your title search within minutes, your property searches within an hour, or all of your documents within a few days, please contact the REI QuiContract help desk and provide us with your registered user name and the property address.
If you accidentally click the back button, you will be directed back to the Order History page. Simply click on your order to continue where you left off.

REI QuiContract supplies all prescribed documents other than Home Building Act documents.
If your client has a swimming pool, REI QuiContract will supply a s.22D compliance certificate but, if your client’s pool is not registered or you otherwise doubt whether it is it is regulation compliant, we recommend that you DO NOT ORDER a s22D certificate but instead separately arrange a s.22C pool inspection.
REI QuiContract will significantly expedite preparation of a sale contract. REI QuiContract documents are supplied in collated contract form for ease of review and, at the same time, are also supplied individually to facilitate inclusion of any other requirements such as a home warranty insurance document and your special conditions.
If you don’t have an Adobe PDF Editor software licence, we recommend you purchase it, because so many contracts are now being prepared electronically and this software makes it so easy to create, edit, add and collate PDF documents. If you don’t have the software, just print the document out and work with it manually.

If another person is shown as owner of the property, the most likely reason is that you have accidentally recorded the wrong address when ordering the title search, eg 46 Watford St instead of 64 Watford St.
The final set of contract documents provided by REI QuiContract will satisfy all legal requirements enabling the sale property to be marketed unless the sale property includes a swimming pool, because REI QuiContract doesn’t provide the required pool certificate. And REI QuiContract documents will never be in a form suitable for exchange. Newspaper and social media articles sometimes attempt to promote the use of DIY house sale programs instead of engaging a real estate agent to sell your home.
Don’t be fooled.
Even with an agent, the sales process can be a gruelling process. Get yourself ready for having to keep the house tidy all the time, being asked to have the house inspected by potential buyers unexpectedly and at short notice, having potential buyers failing to turn up at appointed times, receiving low-ball offers, receiving high offers that are never confirmed, experiencing long delays to exchange even after acceptable offers are confirmed, etc, etc.
Your agent will do a lot to filter and protect you from these frustrations and disappointments. In addition to this, because it’s what they do every day, the agent will already often have a network of potential purchasers, will know the best way of marketing the property to attract these and other potential buyers, and will know whether its smarter to auction or sell by private treaty.
In most cases, REI QuiContract documents are all your agent needs to commence marketing your property. But only a lawyer or conveyancer has the skill and experience to determine what conditions should be included in the contract before it is exchanged, and how those conditions should be worded. In addition, the process from exchange to completion of your sale is quite complex, and again only a lawyer or conveyancer has the skill and experience to take your sale to completion.
